When we decided to buy a house in Avalon, Jack Binder was consistently recommended to me by anyone I asked -- for his knowledge of the island, integrity, compassion and judgment, among many other things. Rarely does someone with such high praise exceed expectations. Jack is that rare exception. He took us to dozens of houses in a very compressed time period, helped us keep everything straight, and kept our children (and us) entertained with stories about the island along the way. Once we narrowed down our preferences, he dialed in even more specifically, and then we found our dream home. We followed his guidance, and two days later, we had a contract to buy that dream home. My wife Patti and I travelled down to our old stomping grounds in Avalon from Philadelphia this past April with the idea of just “looking” at some potential properties to either own or rent out. We hadn’t been renters since 2015 and hadn’t owned anything in Avalon since 1986 but with the kids out of the nest we wanted to recapture some of the fun of our youth. We decided to stop in unannounced at our former rental agents, Ferguson Dechert and see if Jack Binder Sr was able to show us around. He wasn’t there but his son Jack Jr was and within ten minutes he had us at our first property. The house was beautiful but a little too close to the main drag for a couple of old folks like us. The next house Jack showed us was near the ballfields on the quiet North end of the town. The couple that owned the property had just redone the house and it was perfect for us. Five bedrooms and three baths with a pool. The price was within our range as well. I think I called Jack on the drive back to Philly and within a couple days we reached an agreement on our new home away from home. Without Jack’s knowledge and understanding of the market and his quick assessment of what we were looking for, I’m quite sure we wouldn’t have bought anything that day. So, on behalf of my wife and hopefully future grandkids I’d like to thank Jack and his team at Ferguson Dechert for helping us achieve our dream.

Jack would take us out periodically to better understand the housing market and to look at homes designed by various builders. During these excursions he never pressured us to purchase. When we were finally ready to buy, Jack was the first person we called. We saw a house on the market the first day it was listed and we called Jack. His advice was to come see the house that day because he thought the home would sell quickly. By the time we arrived later that day, there were active bids on the home. Jack's experience kicked in and he coached us on the proper amount to bid and took the lead on our behalf negotiating specific conditions that the seller was requesting. He quickly introduced us to a local lawyer and we submitted a contract right away. Jack's advice and experience paid off and we were awarded the home. Jack's support staff made the entire purchasing process very easy. Jack is a man of integrity, he knows everyone in town and has a long successful track record as one of the best realtors in the area. He also made it a point to equip us with all of the necessary facts before making a decision all while not pushing us to do something we did not want to do. However, when we made up our minds on the property we wanted, he was extremely aggressive/creative and did everything in his power to ensure we were the ones that won the bid (We were just one of multiple potential buyers for the property). I can’t say we would have gotten our house had we been represented by someone else. Jack’s relationships and experience were absolutely vital in getting the deal done. We were then handed off to Judy, who was extremely organized and thorough in walking us through the rest of the process to ensure we closed on time. She was fantastic. They are class acts through and through.

We had an AWESOME experience with Jack Jr and the Binder group. He did a great job in helping us purchase our first beach house. Jack had detailed and extensive knowledge of the Avalon/Stone Harbor market. He spent the time to understand our needs and gave us a wide variety of homes to look at. When we found the right house, his advice allowed us to close the deal at the right price. This included helping the seller understand fair value and getting us some pertinent zoning information. I've bought my share of homes both personally and as an investor and this was the best experience I ever had.
