RENTAL INFORMATION

Finding Your Vacation Rental: Many of our tenants start and finish their vacation rental search on the internet. As a result, we have focused on creating a website that helps to streamline your search. You will find that our rental page is easy to navigate, with up to the minute rental information and availability including photos, amenities, and a map of the location. Once you find your vacation rental, please call our direct line 609-967-0320 and one of our rental team members will be happy to book your rental. If you have the time, we would enjoy saying hello and helping you to preview any rental properties before you make your decision. Our office is open year-round except for the major holidays. Our hours are 9 am to 5 pm, Monday through Saturday, and 10 am to 4 pm on Sundays. Once you have decided which rentals to preview, call us with your choices and we will have property sheets and rentals keys awaiting your arrival.

Weekly, Seasonal or Half Season Rentals: Most of our vacation rentals run from Saturday to Saturday with a check-in time of 2:00 pm and a check out time of 10:00 am. We do have a few Friday and Sunday check-in properties whose check-in and check-out times vary. In addition to weekly rentals, we have a selection of Seasonal rentals. Our full season rentals generally run from Memorial Day through Labor Day. If you are only looking to enjoy a partial season, we have half season rentals that run mid-May to mid-July and mid-July to Labor Day weekend. Full season and half season rentals include a security deposit, end of season cleaning and carpet cleaning fees and require tenants to put the utilities in their name for the duration of the lease term. 

Security Deposits and VRDP Insurance: Some of our rental owners still request a traditional security deposit which is returned to the tenant 30 days after their check-out date if there is not a damage claim from the owner. Many of our owners now offer Vacation Rental Damage Protection Plan Insurance (VRDPP) instead of a security deposit. This $55 flat rate insurance offers a tenant unintentional property damage protection of up to $3,000 during their stay. The tenant is responsible for notifying our office of any unintentional damage that happens during their stay so we can file a claim on their behalf.  Sometimes a family member or guest causes damage, never notifying the tenant on the lease, causing the owner to notify us of a damage claim.  The tenant may receive a call from CSA Insurance regarding a claim.  The tenant is responsible for speaking with or returning the call to the insurance company and verifying that the damage may have been caused during their stay by a family member, guest or themselves.  Nothing further is required from a tenant to verify the claim.  This in no way negatively affects the tenant, but, ensures that the Owner can have these items remedied.  VRDP insurance is not available to our full or partial season rentals. Checking into your rental: Please stop in our office to pick up your rental keys and check-in package at the designated check-in time on your lease. If you’ve picked up keys before you know that 2:00 to 2:30 on check-in day can be a busy time in our office. Delaying your key pick up until 2:30 can save you time spent waiting in line. We realize how important your vacation is and we promise to do everything we can to make your experience as enjoyable as possible. At times issues will arise that are beyond our control. Please know that we will do everything we can to remediate these issues. In your check-in packet is a Property Condition Sheet. This sheet is very important and should be completed and returned to our office the day of your check-in or the following day. By completing and returning this sheet, you will let us, and the owner know of any defects at the property. If, upon your arrival, you encounter a problem that needs immediate attention, please do not hesitate to call our office. Our rental properties will have a rental book or an information sheet in the property. The book/information sheet will most likely be in the kitchen. If it’s not in the kitchen it will be in some other common area of the home. Typical information in the rental book or post will be information regarding trash and recycling pick up, internet access and possibly local business information and community activities/events.  Our website www.JackBinder.com has all of this information and more including children's activities, beach information, shopping, sports and recreation, restaurants and much more.

Beach Tags: Most of our owners do not provide beach tags. Before you purchase beach tags check into your rental and see if any beach tags have been left by an owner or a previous tenant. Avalon beach tags can be used in Stone Harbor and Stone Harbor tags can be used in Avalon. Beach tags are required for anyone 12 and older.

Linens and Towels: Our rentals do not include linens and towels. You are responsible for supplying your sheets, bath towels and beach towels. Owners provide pillows and a bed spread or comforter for each bed. There are several linen rental and concierge services on the island, and we would be happy to send you their contact information.
